In Boston, "suite" can mean three very different things. At one hotel it is a large room with a sofa at the foot of the bed. At another it is two rooms, with a living room you can close off from the bedroom. At a third it is a studio with a stove and a dishwasher. Booking pages use the same word for all three.
We read the official room pages of twenty Boston hotels, noted the floor areas and occupancy limits they publish, and recorded how each hotel describes the layout of its smallest suite. Where a page does not say whether the bedroom is separate, we say so rather than guess. Last verified: October 17, 2026.
What we found
- Among the twelve hotels that publish both figures, the smallest suite has a median of about 610 sq ft, against 380 sq ft for the smallest standard room. Smallest suites range from 415 sq ft at Fairmont Copley Plaza to about 970 sq ft at XV Beacon.
- Only two of the twenty hotels explicitly describe a door or enclosed rooms in the entry suite we selected for each: The Eliot and XV Beacon. Eight describe separate living and sleeping areas without mentioning a door, and seven sell an open-plan or alcove suite first, or do not describe its layout. The last three are all-suite hotels whose first units are studios with kitchens.
- Only a handful of these hotels market a dedicated two-bedroom suite. Several others build one by pairing a suite with a connecting room.
- Full kitchens are standard in the three all-suite hotels in our selection, and exceptional in the luxury hotels, which keep them for presidential-level suites.
Three things called a suite
The drawing is illustrative, not a reproduction of any hotel's plan: it uses areas typical of the hotels in this guide to show the difference between a standard room and the two main kinds of suite.
- Junior, studio or alcove suite. One space, larger than a standard room, with a sofa or sitting area. An alcove or partition may set the bed apart, but nothing closes. It does not let a child sleep at 8 pm while the adults stay up in the next room.
- One-bedroom suite. A separate living room and bedroom, divided by a door, French doors or sliding panels. Some, such as the Ritz-Carlton's Luxury Suite or The Liberty's Charles River Suite, add a half-bath for visitors.
- Two-bedroom suite. Either one dedicated unit, or a one-bedroom suite sold together with a connecting room. The second option can mean two entries on the corridor and, sometimes, two reservations.
When a hotel's page describes "separate living and sleeping areas" without mentioning a door, ask before booking. For families with young children, or anyone planning to hold a meeting in the room, the answer matters more than the square footage.

*The Ritz-Carlton loads part of its room list in a way we could not read in full; the Luxury Suite is the smallest suite we could verify, not necessarily the smallest one sold. Where several suites share the minimum area, we show one and note the others. **Raffles sells several suites at 699 sq ft, including the Premier Suite, which it describes with a separate living room. The Langham also sells a 550 sq ft Club Bi-Level Executive Suite, with the bedroom on its upper level. Privacy ratings: "door stated" or "enclosed rooms" when the hotel says so; "separate areas" when it describes separate living and sleeping spaces without mentioning a door; "open plan", "alcove" or "not clear" otherwise. Max guests is the limit stated by the hotel.
Tap the map to open it full size. Pin colors follow the privacy column of the table: gold for a stated door or enclosed rooms, green for separate areas without a stated door, white for open plan, alcove or unclear layouts, blue for all-suite hotels with kitchens.
How much more space a suite buys
The chart pairs each hotel's smallest room with its smallest suite, using the minimum published area of each category, sorted by how much the suite multiplies the room. It covers the twelve hotels where we found both figures on official pages; the same numbers are in the table above.
A big multiplier does not always mean a big suite. The Lenox triples its space, but starting from a 220 sq ft Classic Room. Four Seasons One Dalton adds about 60%, from a standard room already near 400 sq ft. At Hotel Commonwealth, the 470 sq ft Kenmore King is almost as large as the 515 sq ft Commonwealth Suite, which adds a separate sitting area with a sofa sleeper rather than much floor space. The clear step up there is the 550 sq ft Executive Suite, with French doors.
The chart measures area, not privacy. The Langham's 550 sq ft suite and Mandarin Oriental's 560 sq ft suite are almost the same size, but one describes a bedroom and a living area, the other an open floor plan.
If you want a door
The Eliot Hotel, Back Bay
This 95-room hotel on Commonwealth Avenue sells one- and two-bedroom suites alongside its guest rooms. The One Bedroom Suite separates the living room from the bedroom with double French doors, the clearest wording in this guide, and adds a queen sleeper sofa. The hotel does not publish square footage. See our profile of the hotel.
XV Beacon, Beacon Hill
The 61-room hotel near the State House has a fireplace in every room. Its Bromfield Suite, about 970 sq ft, combines a bedroom studio with a separate parlor room, each with a fireplace, and two marble bathrooms. It is the largest entry suite in our sample. XV Beacon's "Studio" rooms, around 475 to 485 sq ft, are large open rooms, not suites.
Other ways to a separate bedroom
At The Langham, the Club Bi-Level Executive Suite is the same 550 sq ft as the Club Executive Suite, but on two levels: the bedroom and bathroom upstairs, the living area and a powder room below, for four guests with a queen sofa bed (official page).
Several hotels whose first suite is open plan, or unclear, sell a clearly separated one a category higher: Hotel Commonwealth's Executive Suite (550 sq ft) and its Baseball and Reading Suites (600 sq ft), all with French doors; Battery Wharf's Harbor Suite (800 sq ft), with sliding wood doors; and The Lenox's Penthouse Suites (750 sq ft) and Back Bay Suite (800 sq ft), with a separate bedroom.
Separate areas, door not stated
These hotels describe a living room set apart from the bedroom in their smallest suite, without saying how it closes. If you need to close off the bedroom, confirm it with the hotel.
- Battery Wharf Hotel, North End waterfront. The One Bedroom Suite is 700 sq ft with a king bedroom and separate living areas, for two guests. Our profile.
- Boston Harbor Hotel, Rowes Wharf. The City Suite and the Harbor Suite are both 570 sq ft, a one-bedroom king room with a separate living area connecting to the bedroom. Our review.
- The Liberty, West End. The Charles River Suite has a separate living and dining area, a pull-out couch and a half-bath for visitors. Our profile.
- Four Seasons One Dalton, Back Bay. 41 of the 214 keys are suites. The Executive Suite, 639 to 711 sq ft, has separate sleeping and living spaces and a sofa bed, for three adults or two adults with two children. Our profile.
- The Ritz-Carlton, Boston Common. The Luxury Suite is about 1,000 sq ft with a king bedroom, a separate living and dining area and one and a half baths. Our profile.
- The Langham, Post Office Square. The Club Executive Suite, 550 sq ft, has a bedroom and a living area with a queen sofa bed, for four. The Club One Bedroom Suite, 800 sq ft, adds a separate parlor, and the bi-level suite described above puts the bedroom on another floor.
- Raffles Boston, Back Bay. Suites start at 699 sq ft for three guests, with a living room, dining for two and a wet bar, and 24-hour butler service.
- Omni Boston Hotel at the Seaport. The hotel advertises 52 suites, all with separate living and sleeping quarters; the 800 sq ft Patron Tower Suite sleeps four.
Open-plan and alcove suites
For two adults, a junior or studio suite gives more room than a standard room, in a single space. Check the wording carefully in this group.
- InterContinental Boston, waterfront. The 600 sq ft Junior Suite is described with an extended living area on the hotel's suite page, while a general page groups it with suites that have separate living and dining space. Treat it as open until the hotel confirms. The One Bedroom Suite, 800 to 1,200 sq ft, is the clearer choice for privacy. Our profile.
- Mandarin Oriental, Back Bay. The Junior Suite is 560 sq ft with an open floor plan, for up to three guests, against 410 sq ft for the Deluxe Room. Our profile.
- Fairmont Copley Plaza. The Studio Suite is 415 sq ft with a sitting area and one king bed, for up to three guests; a rollaway is available on request. Only 17 of the hotel's 383 rooms are suites. Our profile.
- The Newbury Boston. The Studio Suite, about 488 to 629 sq ft, has a living room area next to the king bed. The Classic Suite, about 580 to 780 sq ft, is the hotel's one-bedroom, with separate living and sleeping areas. Our review.
- Four Seasons Hotel Boston. The original Four Seasons on the Public Garden has 69 suites among its 239 keys. Its Executive Suites, from 625 sq ft in city-view and garden-view versions, pair a living area with an alcove bedroom; a sofa bed or rollaway may be charged. The larger suites, from 825 sq ft, have separate living and sleeping areas. Our profile.
- Hotel Commonwealth, Kenmore Square. Three suites share the 515 sq ft entry size: the Commonwealth Suite and the Corner Studio Suite, each for four, and the Hospitality Suite, for five, with a kitchenette. Their descriptions mention a sitting area and a sofa sleeper but no door. Our profile.
- The Lenox, Back Bay. The 650 sq ft Judy Garland Suite is described as apartment-style, with a seasonal wood-burning fireplace, but the page does not detail the layout. Our profile.
If you are four or more
Suites that sleep four. The Langham's Club Executive Suite (550 sq ft) and Club One Bedroom Suite (800 sq ft, with a separate parlor) both take four guests with a queen sofa bed. At Hotel Commonwealth, the Commonwealth, Executive and Fenway suites sleep four, and the Hospitality Suite five. Four Seasons One Dalton's Executive Suite takes two adults and two children, and Fairmont Copley Plaza's One Bedroom Suite up to five guests.
Two bedrooms. The Eliot's Two Bedroom Suite has two marble bathrooms and a sleeper sofa. The Langham's Club Two Bedroom Suite is 1,100 sq ft for up to six. XV Beacon's Gilbert Stuart Suite, about 1,400 sq ft, is sold as a two-bedroom suite: two king studios around a parlor with a table for twelve. Boston Harbor Hotel confirms it has two-bedroom suites, including the John Adams Presidential Suite, and Residence Inn Back Bay/Fenway sells two-bedroom suites with a kitchen. Mandarin Oriental's Two-Bedroom Family Suite, 1,590 sq ft, is built with a connecting room, as are the larger configurations at The Liberty, the Ritz-Carlton and Four Seasons One Dalton.
Other family options. Boston Marriott Long Wharf, by the Aquarium station, sells studio and one-bedroom suites, some with harbor balconies, but publishes no floor areas. Four Seasons Hotel Boston's Plaza Suite, 1,290 sq ft, takes up to five adults or two adults with three children, and is booked by phone. More ideas are in our guides to 2-bedroom hotel suites in Boston and family hotels.
If you need a kitchen
In our sample, full kitchens in luxury hotels appear only at the very top: the Presidential Suites of Four Seasons One Dalton and Raffles Boston, for example. For a longer stay, a family on a budget or a hospital visit, look at the all-suite hotels. All three below include breakfast.
- Residence Inn Boston Downtown/Seaport (370 Congress Street, Fort Point): 120 studio and one-bedroom suites, each with two burners, a full-size refrigerator and a dishwasher. Courthouse station on the Silver Line is close by.
- Residence Inn Boston Back Bay/Fenway (125 Brookline Avenue): studio, one-bedroom and two-bedroom suites with a refrigerator, microwave and stovetop, near Fenway Park and Kenmore. See our Fenway and Kenmore hotel guide.
- Homewood Suites Boston Seaport District (670 Summer Street): king studios and one-bedroom suites with an in-room kitchen, in a building shared with a Hampton Inn, at the eastern end of the Seaport.
Two partial options: Hotel Commonwealth's Hospitality Suite has a kitchenette with a refrigerator and a convection microwave, and Element Boston Seaport District offers kitchenettes, with full kitchens in its extended-stay rooms. Our Seaport hotel guide covers the district. Near the airport, Embassy Suites Logan has two-room suites, with a wet bar rather than a kitchen.
Fireplaces, outdoor space and club lounges
Fireplaces. Every room at XV Beacon has one. The Lenox's Judy Garland Suite has a seasonal wood-burning fireplace, and its Penthouse and Back Bay Suites also have fireplaces. In the large hotels they are mostly reserved for the top suites: gas fireplaces at the Ritz-Carlton's Presidential Suite and Mandarin Oriental's Royal Suite, a wood-burning one at The Newbury Boston's Mansion, and fireplaces in Raffles Boston's Presidential Suite and The Langham's Chairman Suite.
Outdoor space. Hotel Commonwealth's two 700 sq ft Fenway suites have walk-out balconies facing the ballpark. Boston Harbor Hotel's Greenway and Admiral's Suites, 600 sq ft each, have terraces, and The Liberty's Ebersol Suite has a 300 sq ft open-air patio. See also our list of Boston hotels with balcony suites.
Club access. Every suite at The Langham includes the Langham Club, with breakfast, an evening light dinner and pressing for three items, for two guests; the hotel lists extra access at $215 per adult and $90 per child aged 5 to 16, per day, plus tax, in high season. At the InterContinental, the hotel's suite FAQ ties complimentary Club Lounge access to the One Bedroom Suite and above, although another page says all suites; confirm for a Junior Suite. At Fairmont Copley Plaza, the Fairmont Gold Suite includes the Gold lounge, and at the Ritz-Carlton, the Park View and Presidential Suites include the Club Lounge.

Five checks before you book a suite
- The door. "Separate living area" does not always mean a door. If you need one, ask.
- The area range. Some categories span 150 sq ft or more, such as The Newbury Boston's Studio Suite. Ask which unit you are booked in; the hotel may not guarantee the larger one.
- Who sleeps where. Check the maximum occupancy, whether it relies on a sofa bed or a rollaway, and whether that is charged, as it can be at Four Seasons Hotel Boston.
- Connecting rooms and extras. A two-bedroom configuration built from two units may need two reservations. Club access, rollaways and fireplace use can also depend on the booking. Get them confirmed in writing.
- The real total. Boston adds a 14.95% room occupancy tax (state, city and convention-center components), and hotels with 50 or more rooms in the Boston-Cambridge tourism marketing district are subject to a 1.5% assessment; check the final price breakdown to see how it is passed on. Breakfast, club access or a kitchen can change the comparison; see what a night in Boston really costs.
How we built this guide
- Selection. Hotels in central Boston that sell at least one category named a suite and publish enough detail to describe it, plus the three all-suite hotels with kitchens in the city center. It is a selection, not a complete inventory.
- Sources. Every area, occupancy figure and layout description comes from the hotel's or brand's official website, read on October 17, 2026. We did not measure rooms ourselves, and we did not use booking sites for floor areas.
- Layouts. We report the hotel's own wording. A door is mentioned only where the hotel mentions one.
- What is not here. We did not collect price data for this guide, so it makes no claim about which suites cost less. No hotel paid to be included, and this is desk research, not a set of overnight inspections.
Frequently asked questions
What is the difference between a junior suite and a one-bedroom suite?
A junior suite is one large space with a sitting area, sometimes with an alcove, but no separate bedroom. A one-bedroom suite has a living room and a bedroom that can be closed off from each other. Names are not a reliable guide: Raffles calls its entry suites one-bedroom suites, while the InterContinental and Mandarin Oriental start with junior suites. Read the layout description.
Which Boston hotels have two-bedroom suites?
In this guide, The Eliot, XV Beacon (Gilbert Stuart Suite), The Langham (Club Two Bedroom Suite), Boston Harbor Hotel and Residence Inn Back Bay/Fenway sell two-bedroom suites. Mandarin Oriental, The Liberty, the Ritz-Carlton and Four Seasons One Dalton create them with connecting rooms.
Which Boston hotels have suites with a kitchen?
Residence Inn Downtown/Seaport, Residence Inn Back Bay/Fenway and Homewood Suites Seaport have kitchens in every suite. Hotel Commonwealth's Hospitality Suite and Element Seaport offer kitchenettes. Among luxury hotels, kitchens appear mainly in presidential suites.
How big is a hotel suite in Boston?
Among the twelve hotels in this guide that publish both figures, the smallest suite ranges from 415 sq ft at Fairmont Copley Plaza to about 970 sq ft at XV Beacon, with a median of about 610 sq ft. The smallest standard rooms at the same hotels range from 220 to 470 sq ft, with a median of 380.
What is the largest hotel suite in Boston?
Among the hotels we checked, the John Adams Presidential Suite at Boston Harbor Hotel is the largest with a published area: 4,800 sq ft, plus a 1,000 sq ft terrace.
